VELFAC windows and doors provided valuable market differentiation for The Paddocks, a development of five luxury properties from leading regional developer Autograph Homes.

‘When The Paddocks went on the market, our agent received six times the number of enquiries than for other developments,’ says Simon Taylor, Managing Director of Autograph Homes. ‘VELFAC windows and doors certainly added the ‘wow’ factor as well a range of performance benefits, and the sustainable composite frame design was also a good fit with our eco-home concept.’

In every home at The Paddocks, a key feature is a stunning, 7.5m glazed entrance screen which surrounds a fully-glazed VELFAC front door and illuminates a vaulted atrium: ‘This type of architectural feature is not normally found at this price point,’ says Simon, ‘and it really made each property stand out.’ Comprised of multiple VELFAC units, the glazed screen was designed and installed in collaboration VELFAC experts, to ensure Autograph Homes could achieve its vision and comply with the strict water penetration standards demanded by the insurer, NHBC. ‘Many suppliers sell you windows but won’t do any more, but VELFAC offered the wrap around service we needed to create viable glazed screens. As the VELFAC team understood our goal, and understood technical issues such as screen settlement over time, they could make sure that the end result achieved regulatory compliance. Screen installation was then handled by a VELFAC Approved Installer, which means the window wall is also covered by an installation guarantee.’

Additional VELFAC window styles include ribbon runs, punch hole units and shaped units installed just below the eaves. Both external and internal VELFAC frame elements are finished in dark grey, externally complementing mixed facades of white render and local stone, while contrasting with white-painted interiors. ‘We agonised over the choice of frame colour,’ admits Simon, ‘but having invested in the VELFAC system we wanted to showcase every window, not make them disappear into the walls as is often the norm.’

The environmentally friendly construction of every VELFAC unit also enhanced the low carbon, timberframed design of the development, as did VELFAC thermal performance. ‘We could achieve an EPC ‘A’ rating with standard double-glazed units, which delivered a cost benefit without compromising performance,’ says Simon. All homes at The Paddocks sold as soon as they went on the market, and so great was demand that Autograph Homes were frequently asked if they planned to build more in a similar style – which they hope to do.
