VELFAC composite glazing is a key feature of every home, ranging from small punch-hole units to full-height glazed window walls, and including patio doors, corner to corner glazing, and VELFAC entrance and access doors.
For many housebuilders, specification of high quality products (such as the VELFAC system) is a deliberate strategy to add value to a development and to increase profits – as was the case at Manor Reach. ‘We really like the slim VELFAC frame design, and the fact that VELFAC can deliver some of the largest functioning windows on the market,’ says Lea Morgan, Buyer at Norfolk Homes: ‘The amount of daylight the windows bring into every room is a ‘stand-out’ feature at Manor Reach, and most definitely adds value to the properties.’
The versatility of the system was another important benefit says Lea: ‘Clever design meant we could specify windows of almost any size which could also be coupled horizontally and vertically. In addition, both fixed and opening windows look identical when combined and retain a slim, uniform profile - another huge plus point for us.’
Lea specified high quality, low maintenance materials at Manor Reach, with an emphasis on low energy operation. All VELFAC units are triple glazed ‘primarily to increase thermal performance,’ says Lea, ‘although acoustic control is something we have also considered’ he adds. Externally, VELFAC aluminium frames are finished in dark grey to complement facades comprising brick, composite cladding and coloured render. Internal timber frames are finished in white to further enhance the levels of light flooding interior spaces.
Installation at such a large development was understandably complex, but VELFAC was on hand with technical and design support: ‘Our Design Team worked closely with VELFAC’s own designers to meet various technical challenges,’ says Lea. ‘For example, we had to determine how to achieve a corner window design that maintained great thermal performance and delivered the look we wanted inside and out.’ Lea also feels that Norfolk Homes ‘has grown alongside the VELFAC Housebuilder team – we’ve both improved our processes along the way and have now achieved a seamless supply system.’
The Manor Reach development was started in 2014 with the first homes coming onto the market in 2015.
