Each home also features stunning, full height glazed facades of bespoke VELFAC composite windows. Fully glazed internal courtyards – also created from VELFAC sliding doors and windows – bring additional light and ventilation into both floors, with all frames painted black inside and out in dramatic contrast to external timber and a white and grey interior design.

The vision of Daryl Teague, Director of developer Glencairn Properties, Liberton Barns was designed by architects Studio LBA. It was completed in 2018 with the homes selling as soon as they entered the market, and was also a finalist in the ‘Future Building’ category at the 2018 Scottish Design Awards.

‘When planning Liberton Barns, we wanted windows which would enhance the Scandinavian-inspired design,’ says Daryl. ‘We looked at a number of options but the VELFAC frame was the ideal solution. It has a very slim profile, and is a ‘true’ composite design,’ (thereby offering a greater life expectancy than aluminium-clad frames), ‘and the VELFAC system also proved surprisingly affordable, while meeting our brief for high quality building materials which would add to the value of the development.’

Excellent thermal performance was also vital, adds Daryl, given the extensive glazing across every home, and VELFAC technical and design support was another advantage: ‘The large glazed screens were our original design intent, but the end result was essentially created by Lloyd Wilkinson, our contact at VELFAC,’ says Daryl. The screens combine shaped, fixed units and are CWCT-approved ensuring excellent thermal performance, air tightness and wind resistance. VELFAC products also comply with NHBC and Premier Guarantee standards, ensuring easy sign off from building control.

Production and delivery was also scheduled by the VELFAC team and the glazing fitted by a VELFAC Approved Installer: ‘This meant that windows carry a 12 year product warranty, with a six year warranty for installation,’ comments Daryl: ‘The fact that VELFAC is part of the VELUX group is also reassuring from a business perspective - the warranties have real value giving us added peace of mind.’
