‘This was the first time we had used the VELFAC system – we really liked the product and thought it would be ideal for a contemporary project such as Lewiston Mill,’ says Tom Evans, Colburn Sales Director. ‘We particularly liked the sleek design, and as every home overlooks the original mill pond the slim frames really enhance a beautiful view.’ VELFAC sliding doors are an eye-catching feature of both houses and apartments, opening onto gardens and first floor terrace balconies, and were another plus for Tom and his team: ‘We find that they are easier to use and to maintain than bi-fold designs,’ he says.
Standard double-glazed VELFAC units met the development’s thermal and acoustic performance targets, with Secured by Design accreditation ensuring units were already Part Q compliant. The durability of the composite frame was another important benefit, adds Tom: ‘Having used all-timber systems in other projects we can see that VELFAC windows and doors require significantly less maintenance, which helps us as developers and impresses prospective buyers.’
This composite frame also delivers cost-effective design flexibility. ‘VELFAC offers the best value when it comes to frame finish as you can specify different frame colours inside and out at no extra cost’, comments Tom, who specified anthracite grey for external aluminium frames (‘a good match for the different façades’) and white-painted internal timber frames to sustain the neutral interior design ‘and underline the quality of the windows’, he adds.
VELFAC versatility is also on show in the different window styles specified across the development which allowed Tom to install the VELFAC window system in both ultra-modern new build houses and in the more traditionally styled apartments. In the three storey houses, which are deliberately contemporary in feel, VELFAC windows feature large, uninterrupted panes of glass. By contrast, the VELFAC units installed in the apartment block feature multiple glazing bars to reflect the industrial heritage of the site, and also to complement the original 19th century mill building which still remains at the centre of the development.
Tom used an Approved VELFAC Installer to fit the windows, and the development went on the market in late 2019.
